HAVE A MORTGAGE ESCROW ACCOUNT? HERE'S WHAT YOU NEED TO KNOW!
We've received quite a few questions from property owners who have received their real estate tax bills but normally have their taxes paid through their mortgage company.
"If my mortgage company pays my taxes, why did I receive a bill?"
Great question! Under Virginia law (§ 58.1-3912), the Treasurer's Office is generally required to send real estate tax bills to property owners, even when those taxes are paid through a mortgage escrow account.
"Does the Treasurer's Office also send a copy to my mortgage company?"
Not automatically! The Northampton County Treasurer's Office does not maintain a list of mortgage companies or properties with escrow arrangements.
We are happy to provide tax bills directly to mortgage companies upon their request. However, we do not automatically forward bills to mortgage companies without such a request.
"What should I do if my taxes are paid through escrow?"
Contact your mortgage company or loan servicer to confirm that your real estate taxes are scheduled for payment.
Verify whether your mortgage company needs a copy of your tax bill.
If needed, provide your mortgage company with a copy of the bill you received, or ask them to contact our office directly.
Remember: Receiving a tax bill does NOT necessarily mean your mortgage company has failed to make arrangements for payment, nor does it mean you need to pay the bill a second time!
Our office cannot automatically confirm whether your mortgage company has received a copy of your bill. The best way to ensure everything is taken care of is to contact your mortgage company directly.
The Northampton County Treasurer's Office is here to help!
We appreciate your cooperation in helping ensure your real estate taxes are paid accurately and on time.
